About Us

Acquisitions and Consultancy Services

Ray White Retail do not have an investment sales division – instead, we seek to advise potential purchasers on shopping centre acquisitions.

Our role can vary and include all or just some of the following functions:

  • Investment sourcing [usually “off-market” – utilising our extensive industry personal contacts]
  • Acquisition negotiation
  • Direct Commercial Due Diligence advice
  • Organising and managing additional due diligence consultants [such as building and services consultants, valuers, town planners and solicitors]
  • Identification of, and evaluation of “value adding” opportunities

An example of a role involving all the above is the [“off-market”] sourcing  and acquisition of a neighbourhood shopping centre investment at Matraville in Sydney’s Eastern Suburbs. The property involved comprises a Woolworths Supermarket and 8 specialty shops for a price of $21.9 million.

Perhaps the most valuable role is a “Preliminary Investment Review” which provides an analysis of the following factors [effectively determining the investment “positives and negatives” and identifying both risks and potential value adding potential]:

  • Regional Location
  • Site Location
  • Area Demographics
  • Competition
  • Site Attributes
  • Development Potential
  • Vehicular Access
  • Centre Performance
  • Majors Performance
  • Tenancy Mix
  • Lease Profile
  • Income Analysis
  • Outgoings
  • Strengths
  • Weaknesses
  • Opportunities
